Position Overview
This is a full-time role in the DMV area. for a Commercial Project Manager. We are currently seeking a skilled Construction Estimator with expertise in commercial construction projects and proficiency in Procore, the industry-leading construction management software. The ideal candidate will possess a strong understanding of commercial construction processes, excellent analytical skills, and the ability to leverage Procore to produce accurate cost estimates and project documentation.
Responsibilities
• Utilize Procore software to conduct thorough quantity takeoffs and cost estimations for commercial construction projects.
• Collaborate with project stakeholders, including architects, engineers, subcontractors, and project managers, to gather project requirements and specifications.
• Analyze construction drawings, blueprints, and other documentation to identify material, labor, and equipment requirements.
• Prepare comprehensive and competitive bids for commercial construction projects, ensuring accuracy and alignment with project goals.
• Maintain and update cost estimates throughout the project lifecycle, addressing any changes or modifications as needed.
• Communicate effectively with internal teams and external partners to clarify project details and resolve any discrepancies.
• Stay abreast of industry trends, pricing fluctuations, and regulatory changes to inform estimating processes and enhance competitiveness.
Requirements:
• Bachelor's degree in construction management, engineering, or related field strongly preferred.

Roles and Responsibilities
This is a full-time role in the DMV area for a Commercial Project Manager. The role involves day-to-day tasks to oversee and manage commercial construction projects from start to finish, ensuring that all aspects of the project are documented including pre-construction, design, budget, timelines, and close out. As well as effectively communicating with all stakeholders throughout the life of each project. The project manager will be part of a team tasked with building/expanding a book of business, estimating, and handling multiple projects simultaneously.
Communication
• Foster strong partnership with owners to help the firm continue building on their 60% repeat business with current clients.
• Foster new relationships with stakeholders, designers, and subcontractors.
• Build/create book of business.
• Act as liaison between Ownership and Construction Team
• Assist with preconstruction efforts.
• Maintain relationships with clients, designers, and consultants.
• Prepare and communicate monthly variance cost/budget reports to present to the management team.
Safety
• Demonstrate commitment to an Injury-Free Environment through education and own actions.
• Regularly monitor field operations through site visits and inspections and scan jobsites for potential safety concerns.
• Review inspection and test data for project compliance with specifications.
Project
• Manage all aspects of project from inception.
• Familiarity with accepted building practices, materials and techniques, knowledge of common and general code requirements, ADA requirements, mechanical systems and components, permitting processes and requirements, market pricing and lien waivers.
• Strong ability to read and understand architectural plans and specifications, comprehensive knowledge of commercial construction means, methods, and “best” practices and related systems.
• Organize, attend, participate, and sometimes lead project meetings, including progress, pre-construction and pre-award with staff, owners, architects, and trade partners.
• Manage and/or coordinate company personnel and resources for the project.
• Establish project objectives, policies and procedures within the boundaries of company policy (i.e., project start-up meetings, project start-up information, progress meetings, etc.).
• Prepare and distribute bid packages to qualified vendors and conduct pre-bid meetings for those selected.
• Prepare trade contracts and bid packages, as well as oversee procurement process.
• Negotiate final cost and scope of work for all subcontracts, change orders and purchase orders as required.
• Direct the activities involved with the preparation of mock-ups.
• Develop construction schedules during the project planning phase.
• Develop and maintain site logistics plan, in coordination with Superintendent.
• Responsible for maintaining an accurate/up to date project schedule, cost report, weekly reports, and progress photos.
• Management, coordination, and inspection of contractor work while project is in progress and be able to contribute feedback that might make work safer, cheaper, cleaner, lower impact or any other way improve the operational success of the projects.
• Prepare contracts and change orders in a timely fashion.
• Provide oversight for all phases of construction, including safety, staffing, and ensuring contract documents are being followed and work is on schedule and within budget.
• Work with project team to ensure timely completion and accuracy of project information and targets.
• Produce and assist with close-out documentation.
• Ensure accurate and timely final billings from subcontractors and collect all final lien waivers, warranties, as-builts, etc.
• Coordinate, supervise and ensure completion of all Warranty issues after project completion through the approved warranty process.
Development
• Mentorship of junior PMs and support staff.
• Ability to assist Owner/s on due diligence walks – assess property conditions, estimate repair and construction costs, mark-up site plans with work locations, creation of DD reports and projected budgets.
• Continuing education courses, classes, and product training.
• Participate in business development events.
Qualifications
• Project estimation.
• Strong analytical skills, including the ability to develop and manage budgets.
• Experience and knowledge of finance and contract management.
• Excellent communication skills, both verbal and written, and ability to build/foster strong relationships with all internal and external stakeholders.
• Must always display a positive and professional attitude.
• Ability to work collaboratively with internal stakeholders and external parties, such as clients, subcontractors, and vendors.
• Successfully managed multiple projects to completion with values ranging from $50K-$10M.
• Ability to organize, analyze, and problem solve challenges in real time.
• Bachelor’s Degree preferred (Construction Management, Architecture, Engineering, or related field)
• 5+ Years of commercial construction field experience in either new construction, renovation and rehab, fit outs, health care, or education.
• First Aid and CPR certified preferred.
• OSHA Certified preferred.
• Knowledge and understanding of OSHA regulations, current building codes, contract documents, insurance, and bonding concepts, etc.
• Must have a valid driver’s license and own transportation for occasional site visits.

With a strong emphasis on effective communication, detail-oriented decision-making, and quality assurance, you will be responsible for overseeing multiple job sites, managing subcontractors, and ensuring projects are completed on time, within budget, and to the highest level of craftsmanship.
Roles and Responsibilities
• Attend all pre-construction and project close-out meetings, ensuring a seamless transition between phases.
• Maintain comprehensive project documentation, including bidding, installation records, and timely reporting.
• Collaborate with project managers to order materials and equipment, oversee receiving and inventory management.
• Serve as the primary point of contact for clients, addressing questions and concerns with professionalism and timeliness.
• Closely monitor project progress, adhering to schedules, timelines, and budgetary constraints.
• Supervise subcontractors across multiple job sites, conducting quality control inspections and coordinating schedules.
• Ensure strict compliance with construction operational safety codes and regulations, preventing fines and work interruptions.

Qualifications and Experience
• Minimum of 5 years of proven commercial site supervision experience.
• Valid driver's license and reliable transportation.
• Exceptional written and verbal communication skills, with the ability to confidently present to owners and clients.
• Demonstrated success in managing subcontractors (having an established network of subcontractors is a bonus).
• Highly organized with a keen eye for detail and a strong work ethic.
• Thrive in fast-paced environments, expertly managing multiple tasks, meeting deadlines, and making sound decisions.
• Proficient in utilizing mobile devices for emails, site progress reporting, and documentation.
